A German builder of both types reserves dry for no water and no chemicals. Do not buy on the label. Ask whether it uses a solution, and whether it recovers.

Dry ice leaves the residue behind. Dry ice escalator cleaning removes what it touches. The dust then sits on the step and on the floor around it.

Steps out is the only method that reaches every surface. Lifted out and washed, the riser gets cleaned too. That is why it stays in the table despite the downtime.

Only the last row does escalator step cleaning properly on a working escalator. That is wet with recovery.

Which escalator cleaning methods fit your building

The grooves are black but the tread looks clean. Use wet with recovery. A dry brush lifts the dirt and puts it back in the groove.

You are avoiding water because of the electrics. Keep the water and add recovery. The next section explains why that works.

You only clean when someone complains. The method is not your problem. The schedule is. Once or twice a month is the common default.

You are deciding whether to buy. The crossover is not the price of the machine. It is how many hours you spend kneeling. That is the real escalator cleaning cost.

The two rules that decide the result

Recovery, not just water. Water is what makes cleaning work. Water is also what damages escalators: chains and bearings corrode, and the electrics fault.

A machine that lays water down and picks it up again is safe. Passive collection leaves a film in the grooves. That film is a slip risk, and it dries back to the same grey haze you started with.

A comb that fits the escalator. Machines seal the grooves with model-specific combs. A comb that does not match the machine in front of you seals nothing. This is the step most often skipped. Skip it, and pressure washing escalator steps puts water into the truss.

Wet or dry escalator cleaning is the wrong first question. Recovery or no recovery is the right one.

The escalator cleaning procedure

None of the methods above work if the order is wrong.

Clear the grooves before you wet anything. Loose grit under a brush scratches the metal.

Mark one step and check it during the pass. It tells you speed and pressure.

Pretreat the heavy lanes with a light solution, and give it a dwell time.

Work from the bottom up, on a section you can close.

Run it in low traffic. A pass with passengers walking on the steps is not cleaning.

What no ride-the-step machine does

A machine that rides the steps cleans what faces up. That is the treads. The risers face sideways, and the riding brush passes them by. Every machine in this class has that limit, including ours.

Risers are cleaned with the escalator stopped, by hand, working down the steps. It is a different job, and it is why a machine pass is not a full deep clean.

If the treads are your problem

Most escalator dirt sits in the treads. That is where shoes land, and where grit packs into the grooves.

For that, wet with recovery is the right answer. All you need is a section you can close for one pass.

That is what the PT510 is. It draws from the same tanks.

Every criterion above applies to it too. The same tests apply to any of these escalator cleaning methods, ours included. If one fails, say so and describe the building. We will tell you straight.
